What Is the 30% Rule?

Financial experts recommend spending no more than 30% of your monthly net income on rent. This rule leaves enough room for other expenses and savings.

Factors Affecting Rent Budget

  • If you have debt payments, reduce your rent budget.
  • In major cities, rent ratio can go up to 35%, but you need to cut other expenses.
  • Rent + maintenance + utilities make up your total housing cost, account for all.
  • If you have no emergency fund, start with 20% rule and build the fund first.

  • Rent can be 30-50% lower in neighborhoods further from center.

As a general rule, choose rent that does not exceed 30% of your net income. For example, with 30,000 TL net income, maximum 9,000 TL rent is recommended. This may be lower depending on debts and savings goals.

First list your essential expenses (utilities, groceries, transportation, debt payments). Then set your savings target. What remains after subtracting these from income is your maximum affordable rent.

In Turkey, rent increases are determined by legal limits. Calculate your new period rent in advance and include it in your budget. If post-increase rent/income ratio exceeds 35%, consider alternatives.
